We are excited to announce an immediate opening for a highly skilled and experienced Director of Buildings and Grounds to join our dynamic team at Workwarp. As a leader in facilities management and maintenance, you will be responsible for providing administrative and managerial supervision of our Building and Grounds Department, ensuring a physical learning environment that is clean, safe, well-maintained, attractive, and functions smoothly.

Key Responsibilities
Essential Duties and Responsibilities
- Establish and maintain positive working relationships with building and grounds employees, district staff, and other stakeholders to ensure effective communication and collaboration.
- Recommend staffing levels and provide guidance on custodial and maintenance staffing to ensure adequate coverage and efficient operations.
- Model and promote a service mentality among buildings and grounds employees, focusing on customer satisfaction and continuous improvement.
- Update and maintain preventive maintenance programs for buildings, equipment, and vehicles to ensure compliance with regulatory requirements and optimal performance.
- Prioritize work orders and manage the workflow of the Buildings and Grounds Department to ensure timely completion of tasks and projects.
- Assist in developing annual budgets for building and site maintenance, modifications, equipment, services, and supplies to ensure effective resource allocation.
- Provide information for the Five-Year Financial plan as needed, and maintain a ten-year Capital Investment Plan to guide long-term facilities planning.
- Ensure district compliance with state and federal regulations relative to programs, including but not limited to: the Clean Air Act, A.H.E.R.A., and Americans with Disabilities Act of 1990, Life Safety Code.
- Work with District administrators to oversee an Energy Management Program and establish accountability for utility use and conservation following district policies.
- Maintain all utility service consumption records and data to inform energy management decisions and optimize resource utilization.
- Manage the District building rental program, establishing fees under guidance of the Board of Education, ensuring set up and clean of facilities, and ensuring fees collected.
- Provide construction and project management on an as-needed basis, including coordinating construction projects and acting as the district's liaison with architects, contract managers, and contractors.
Non-Essential / Marginal Responsibilities
- Participate in collective bargaining processes as needed, with experience in labor relations and negotiations preferred.
- Provide guidance on building automation systems, including Metasys, Andover, and Automated Logic.
Requirements and Qualifications
Education and Experience
- Minimum 5 years of experience in a school buildings and grounds administration, with a proven track record of successful facilities management.
- Experience in the Collective Bargaining process preferred, with knowledge of labor laws and regulations.
- Comprehensive knowledge of the principles and practices of a school district's building and grounds program, including operations, and federal and state laws.
Skills and Competencies
- Thorough knowledge of principles and practices of effective bid processes, with experience in managing construction projects.
- Ability to plan, organize, and manage construction processes, with strong project management skills.
- Excellent communication skills, with the ability to communicate professionally with Board of Education, parents, school administrators, and employees.
- Comprehensive knowledge of Microsoft Office programs, such as Word, Excel, and PowerPoint.

The Director of Buildings and Grounds will oversee 150+ NUMA staff and have decision-making responsibility for managing the day-to-day building and grounds operations.
