Security Design Consultant – High-End Residential

We are a Sydney-based developer/builder designing a high-end 3-level duplex in Putney (Sydney, NSW) with a basement, ground floor and first floor. One side will be our family home, the other an investment property. We’re looking for a senior Security Design Consultant to develop a comprehensive, future-proof security design that aligns with luxury residential standards and Australian requirements. This is a design-only, remote engagement with clear milestones and coordination with our architect, electrical designer and builder (Zedkon). --- Scope of Work The scope includes security strategy + detailed design, specifically: Overall security strategy & risk assessment Threat profile for the site, with a focus on family safety and asset protection Consideration of high-value basement garage (vehicles, tools, storage) CCTV System Design Camera layout for basement, ground and level 1 Coverage for side access paths, front and rear entries, and garage Camera types, resolutions, fields of view, NVR design and retention strategy Intruder Alarm / Detection Zoning strategy (perimeter, internal, garage, bedrooms if appropriate) Sensor types and locations (PIRs, reed switches, vibration/glass-break where needed) Access Control Smart lock strategy for main entries, side gates, and garage Consideration for separate yet coordinated access for each dwelling Recommendations for electronic strikes, readers, keypads, fobs/cards, etc. Intercom / Video Intercom Visitor access solution at front entry and gates Integration with mobile devices and home automation if appropriate Perimeter & Landscape Security (CPTED-Based) Fences, gates, and boundary treatments External lighting strategy and “natural surveillance” (sightlines, avoiding blind spots) Side path and side gate security Safe Storage / Valuables Protection Recommendations for secure storage / safe / strong room options within the duplex Location concepts and basic construction/security recommendations Integration with Home Automation Coordination of security design with proposed home automation platform (e.g. KNX / C-Bus / Control4 / similar) Network and cabling considerations for cameras, intercoms and controllers Network Backbone & Cyber-Security Considerations High-level guidance on network layout for CCTV/access/intercom Segregation and protection of security devices where appropriate Coordination Coordination with architect, electrical/lighting designer, AV/IT, and builder (Zedkon) Participation in online coordination meetings (Teams/Zoom) as required Deliverables We expect deliverables sufficient for pricing, approvals and construction, including: 1. Security Design Report / Strategy Risk assessment, design philosophy and rationale Clear summary of systems, principles and assumptions 2. Marked-Up Plans (PDF) Device locations, zones and coverage areas on architectural plans 3. CAD/Revit Security Layouts Security drawings suitable for integration into the overall documentation set Locations of cameras, detectors, access control hardware, intercoms and key cabling routes 4. Equipment Schedule Cameras, NVRs, intercoms, access control hardware, alarm devices, etc. Must specify Australian products or products readily available in Australia 5. Door Hardware / Access Control Schedule Locks, strikes, readers, sensors, contacts and any specialty hardware 6. Riser & Schematic Diagrams High-level system schematics and risers for security, CCTV and access control 7. Detailed Specification Technical specification suitable for builder/installer pricing and construction Performance requirements, installation notes and standards referenced Timeline Concept security strategy & preliminary layouts: within 2 weeks of engagement Final design / IFC-ready documentation: by mid-January 2026 We are currently at CDC stage, so early input and coordination is important.
