Phase 1 (Immediate):
Draft a clean, single-count complaint for Declaratory Relief + Quiet Title under Fla. Stat. §§ 86.011 & 673.3011 to establish Defendant lacks standing to enforce the note/mortgage.
Phase 2 (After Standing is Defeated):
Pursue equitable accounting and restitution/disgorgement for payments collected without legal authority, with potential follow-on unjust enrichment claims.
