Overview
The Mortgage Government Underwriter III is responsible for underwriting residential mortgage loans in compliance with company policies, investor guidelines, and all applicable regulatory requirements. This role underwrites a wide range of loan products, including Conventional, FHA, VA, USDA, Portfolio, and specialty programs, and plays a critical role in ensuring quality, accuracy, and sound credit decisions.
This position requires strong technical expertise, independent judgment, and the ability to underwrite complex loans efficiently in a high‑volume, fast‑paced environment. You will partner closely with Loan Originators, Processors, and Sales leadership to complete thorough reviews and secure required documentation in support of timely loan decisions.
While this position is remote, employment is limited to candidates who currently reside in Alabama, Florida, Georgia, North Carolina, South Carolina, or Tennessee.
What You’ll Do
Underwrite Conventional, FHA, VA, USDA, Portfolio, and Special Program loans for accuracy, completeness, and regulatory compliance
Review and evaluate borrower profiles, including income, assets, credit, tax returns, fraud reports, and collateral documentation
Analyze and calculate complex personal and business income, including self‑employed and multi‑source income scenarios
Utilize automated underwriting systems (DU/LPA) and risk assessment tools to support loan decisioning
Rework loan terms, identify additional conditions, and ensure each file supports a clear, defensible credit decision
Maintain strong knowledge of secondary market guidelines, investor requirements, and government lending regulations
Meet established service‑level decision timelines with minimal supervision
Communicate clearly with Originators, Processors, Sales Managers, and leadership regarding file status and loan decisions
Assist with complex or escalated loan files and collaborate with peer underwriters as needed
Provide coverage for other underwriters’ pipelines, including condition review and PTO coverage
Support quality control efforts, repurchase reviews, and rebuttal responses as required
Requirements For Success
5–7 years of recent government underwriting experience required
Active DE, SAR, or LAPP government designation required
Experience underwriting a variety of loan products, including FHA, VA, USDA, Conventional, Bond, Jumbo, Non‑QM, and Construction
Encompass experience required
Strong ability to analyze complex individual and business financials, including tax returns, P&Ls, and cash flow
Deep knowledge of secondary market guidelines for Fannie Mae, Freddie Mac, and government programs
Ability to structure loans appropriately to ensure salability and compliance
Demonstrated accountability for underwriting decisions and sound risk assessment
Strong organizational, time management, and multi‑tasking skills
Clear written and verbal communication skills with the ability to explain loan decisions to multiple stakeholders
Detail‑oriented, self‑directed, and collaborative work style

Pay Range
USD $60,466.00 - USD $93,119.00 /Yr.
