Tenant Recoveries Analyst

SITE Centers is an owner and manager of retail real estate, seeking a Tenant Recoveries Analyst to reconcile year-end common area maintenance and related accounts. The role involves preparing tenant billings, performing financial analysis, and ensuring accurate tenant billing to maintain a healthy accounts receivable balance.

Responsibilities

• Perform year-end reconciliations and billings to tenants for all recoveries including CAM, insurance, real estate taxes and direct utilities outside of CAM (e.g. water/sewer, trash, HVAC)
• Prepare quarterly billings for CAM ensuring appropriate documentation and explanation of charges is provided in accordance with lease agreements
• Complete annual roll forwards of CAP’s, fixed and other items in accounting software
• Calculate and prepare yearly recovery budgets, by property, for property accounting and leasing
• Calculate and bill tenants for monthly estimates of charges based on budgeted expenses

Skills

• Prior experience reading and understanding landlord leases and tenant billings
• Basic accounting knowledge
• Working experience maintaining complex Excel schedules
• Perform year-end reconciliations and billings to tenants for all recoveries including CAM, insurance, real estate taxes and direct utilities outside of CAM (e.g. water/sewer, trash, HVAC)
