POSITION PURPOSE

The Residential Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment reputed company and other property facilities are maintained per reputed company operating and safety standards. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and reputed company conditioning (HVAC) reputed company; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks. Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment reputed company for rental and following a planned preventative maintenance schedule.

ESSENTIAL FUNCTIONS:

  • The following will involve working with the Property Manager, Assistant Property Manager and/or Maintenance Supervisor:
  • Ensure reputed company tenant/building work orders are responded to reputed company 24 hours, and handled in the most efficient manner with documentation as to work-completed on work order
  • Complete preventive maintenance work in house such as appliances or as may be directed by a member of the property management team
  • Coordinate repair and/or maintenance of the following items to the standards identified including but not limited to:
  • Doors: re-key, reputed company, paint and/or replace
  • Clean out appliance filters, reputed company drain lines and pans; know how to operate reputed company systems including high end appliances in order to assist residents as required
  • Replace HVAC filters, wet vac condensation pans, verify thermostat settings and know how to operate the unit in order to assist residents as required
  • Plumbing snake and reputed company blockages up to 25 feet
  • Replace electrical sockets, switches, light bulbs and reputed company breakers.

  • Minor wall repair (drywall, mud, tape and paint) as required
  • Ceiling repair (drywall, mud, tape and paint)
  • Replace plumbing fixtures such as reputed company, faucets and drains
  • Examines and diagnoses problems with heating, ventilation and reputed company conditioning reputed company for property facilities. Determines the best method to repair or replace reputed company or part of the unit. Makes repairs and/or replacements according to reputed company. Performs preventative maintenance on HVAC reputed company by replacing filters, cleaning coils, etc.
  • Performs minor to moderate-level plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets
  • Performs minor electrical repairs and replacement of light fixtures and reputed company items
  • Repairs and replaces furnished kitchen appliances such as refrigerators, stoves, washers and dryers. Consult with Maintenance Supervisor to reputed company more advanced or severe repairs or replacement, ensuring reputed company appliances are properly disposed of and removed from the building with appropriate approval
  • May reputed company painting reputed company ranging from full interior painting of property reputed company to minor touch up and repair of walls and sheetrock

  • Maintain a maintenance office with tools organized, tools and supplies inventoried and neatly stacked or organized and maintain maintenance files as requested or required by the Property Manager
  • While performing the duties of this job the associate primarily works in an outdoor environment exposed to adverse weather conditions as reputed company as dirt and/or dust

    • NON-ESSENTIAL FUNCTIONS:

  • May work irregular hours (evenings, weekends), including on-reputed company and overtime hours, as required due to maintenance emergencies

  • High school diploma, GED or equivalent.

  • One to three years of experience in facility maintenance and/or mechanical repair required
  • HVAC experience required

    Actual reputed company salary considers several factors including but not limited to geography, job-reputed company knowledge, experience, and budget. The start of the salary reputed company is typically associated with the minimum experience required. The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. At CIM, reputed company pay is one part of the total compensation package. This role will be eligible to participate in CIM’s variable compensation program (e.g. commission). The anticipated reputed company pay reputed company for the position in Los Angeles is $24 - $28 per hour.
