About the role • We are currently seeking a highly motivated and customer-oriented individual to join our team as a Full-Time Leasing Agent. As a leading property management company, we specialize in providing exceptional rental experiences to our valued tenants. Please note that these responsibilities are not exhaustive, and the Leasing Specialist may be required to perform additional tasks as assigned by their supervisor. Compensation Structure: • Base Salary: $50,000 annually • Performance Incentive: Annual performance incentive of $5,000 • Commission: $125/lease What you'll do • Responsibilities: Occupancy: • Lease homes with a target occupancy rate of 95% or greater. • Convert 35% of leads to applications. • Convert 33% or more of leads to move-ins. • Implement effective marketing strategies to attract and convert leads. • Utilize effective closing techniques and overcome objections to secure lease agreements. • Reduce Vacancy Turnaround Time: • Decrease the average time a property remains vacant between leases. • Lease homes with an anticipated turnaround time of 15 days or less. • Streamline the leasing process to expedite property transactions. • Respond promptly to inquiries and schedule property tours efficiently. • Enhance Customer Relationships: • Increase prospective tenant satisfaction with the leasing process at Riparian. • Foster positive tenant relationships by addressing maintenance issues promptly. • Communicate effectively to ensure tenants feel valued and supported. • Ensure Lease Compliance: • Achieve and maintain full compliance with lease agreements and property regulations. • Regularly review and understand lease agreements. • Educate prospective tenants on lease terms and expectations. • Address lease violations promptly and fairly. • Execute Effective Marketing Strategies: • Increase visibility and attract quality tenants through strategic marketing efforts. • Utilize online platforms, social media, and advertising channels effectively. • Create high-quality property listings to engage prospective tenants. • Leasing Team Collaboration: • Foster a collaborative and efficient leasing team environment. • Participate in regular team meetings to share best practices. • Encourage open communication and knowledge sharing among team members. • Enhance Customer Service Skills: • Provide exceptional customer service to prospective tenants throughout the leasing process. • Invest in training to improve customer service skills. • Gather feedback and continuously improve the leasing experience. • Utilize Technology for Efficiency: • Implement and leverage technology tools to streamline leasing processes. • Utilize appropriate online leasing platforms for efficiency and accuracy. • Additional Responsibilities: • Conduct property tours and showcase available homes to prospective tenants. • Provide detailed information about properties and leasing terms. • Assist prospective tenants with the application and leasing paperwork. • Build and maintain strong relationships with current and prospective tenants. • Collaborate with the marketing team to develop and implement effective leasing strategies. • Conduct Move-In orientations to familiarize new tenants with Riparian-managed homes. • Transition tenants smoothly throughout the Move-out process while preserving the landlord-tenant relationship post-tenancy. Qualifications • A high school diploma or equivalent (a bachelor's degree in a related field is preferred) is required. • Proven experience in leasing, preferably in the real estate industry. • Strong knowledge of leasing best practices and regulations. • Excellent communication, negotiation, and closing skills. • Ability to build and maintain positive customer relationships. • Detail-oriented and organized in managing leasing paperwork. • Proficient in using leasing software and other relevant technology tools. • Familiarity with marketing strategies to attract and convert leads. • Collaborative team player with excellent interpersonal skills • Ability to adapt to a fast-paced and dynamic work environment.
