About the Real Estate Director Role

We are seeking an experienced and skilled Real Estate Director to join our dynamic team. As a Real Estate Director, you will play a pivotal role in directing the analysis, selection, negotiation, administration, and coordination of our real estate program for specific brands across major markets. This position will also be responsible for the transactional management of all corporate office, HUB, Distribution Center, and other leased or owned properties. Your expertise will be instrumental in driving the development of market plans, trade area analysis, site selections, and Letter of Intent (LOI) negotiations.

Key Responsibilities

  • Develop comprehensive real estate strategies and execution plans in conjunction with Data Analytics and FP&A partners, tailored to specific brands and markets.
  • Partner with cross-functional teams to identify areas of opportunity for brand needs and develop specific action plans to align with corporate strategies.
  • Analyze market data, including demographics, income levels, trends, and competitor information, to determine site feasibility and inform real estate decisions.
  • Collaborate with field Zone VPs to drive development needs in their respective markets, including the development and maintenance of a portfolio asset review process.
  • Research the density of core customers, level of competition, major traffic areas, and retail synergistic trade areas to optimize site selection.
  • Establish and manage a network of brokers to assist in site location and negotiation, ensuring that brokers understand company standards for site development and economic terms of leases.
  • Negotiate business terms of leases, including economic and site data, such as rent/lease terms, condition of location, and landlord build contributions, aligning negotiations with key business and legal points.
  • Prepare and present packages and summaries for the Real Estate Committee regarding prospective sites, created in partnership with Data Analytics and FP&A support teams.
  • Interface with landlords regarding questions or problems with lease terms and other agreements, in partnership with the TBI legal team.
  • Establish relationships with landlords and retail developers to ensure consistent inclusion in future development retail plans.
  • Coordinate with design and construction personnel to execute the end-to-end site selection to opening process.
  • Manage the pipeline tool from site selection to store opening, ensuring consistent management and accurate reporting of existing location lease actions, new store pipeline, and other real estate initiatives.

Essential Qualifications

To be successful in this role, you will need:

  • A Bachelor's degree in Business, Real Estate, or a related field, with a minimum of 10 years of relevant experience in real estate, preferably in retail.
  • Strong verbal and written communication skills, with the ability to effectively communicate with various stakeholders, including cross-functional teams, brokers, landlords, and senior leadership.
  • Highly organized, detail-oriented, and proficient in Microsoft Office programs, with the ability to manage multiple projects simultaneously and prioritize tasks effectively.
  • Knowledge of Demographic Mapping Software and the ability to analyze market data to inform real estate decisions.
  • Superior people skills, with the ability to teach, coach, and mentor effectively, and strong negotiation skills to influence others at all levels within the organization or external interactions.

Preferred Qualifications

While not required, the following qualifications are preferred:

  • A Master's degree in Business, Real Estate, or a related field, with 10+ years of retail real estate site selection and lease negotiations experience, including a proven track record of executing 20+ annual new deals.
  • Experience in managing a portfolio of logistics and transportation HUBs, Distribution Centers, Corporate Offices, and other corporate supporting locations.
  • Proficiency in spreadsheets, analysis, presentations, and program management, with the ability to develop and manage complex financial models and analyze market trends.
