Real Estate Acquisition Assistant – Broker & Lender Calls (Mobile Home Park Deal)
I’m acquiring a mobile home park in the U.S. and need an acquisitions assistant to handle a broker follow-up call and possibly brief lender outreach.
Scope of work (single task):
Call listing broker to clarify financing structure and seller terms
If needed, email or briefly speak with lender regarding senior loan + seller second lien compatibility
Provide written summary of call(s): key answers, risks, next steps
Key items to confirm with broker:
Whether seller will accept bad-boy only personal guarantee (no full PG)
Whether seller can increase seller carry and provide credit toward closing costs and reserves
Any minimum buyer cash required
Timeline to PSA if terms are agreed
Requirements:
Prior experience speaking with U.S. real estate brokers or lenders
Familiar with terms like: seller financing, DSCR, LTV, subordinate lien, value-add
Professional phone manner and clear written summaries
How you will represent me:
You will say you are assisting me with acquisitions and calling on my behalf.
You will not pretend to be me.
Time estimate:
30–60 minutes total. This is a small, clearly defined task.
If this goes well, there may be ongoing work on future acquisitions.
