The Opportunity: I am seeking a high-initiative Operations Manager to own the entire tenant lifecycle for a growing rental portfolio. You are not a "task-taker"; you are the Gatekeeper and Closer. You will manage a lead from the first click on Zillow until they are a signed tenant, and then you will take on the responsibility of maintaining that tenant relationship.
Core Responsibilities:
Continuous Documentation: Move leads from Zillow/Redfin to our Google Master Table immediately. You own the "Source of Truth." Every action must be initialed and date-stamped.
The CRM & The Chase: Maintain the Quo address book with strict naming conventions ([Address] First Last). You prioritize calling leads live over texting to find "A-Player" tenants fast.
Rigorous Screening: Verify income (must be 2x the tenant’s share of the rent) and credit (target 600+). We take the whole person into account, but you must lead with our criteria.
Scheduling Efficiency (The Minimum Rule): Manage the showing calendar. You must attempt to schedule at least two qualified prospects per showing window to protect our local agent’s time.
The Closer: Send applications post-showing, chase missing paperwork, and manage the move-in process end-to-end.
Ongoing Operations: Schedule future inspections and coordinate maintenance fixes with contractors.
Requirements:
Flawless Verbal English: You must have a professional, persuasive, and clear phone presence.
Systematic Mindset: You must be willing to follow strict naming conventions and documentation protocols.
Fixed Shift Reliability: You must be reachable and "on the clock" during your scheduled 2-hour blocks.
